August is underway and we find buyer's are now sitting on their hands and waiting for a deal.  Their mindset is that - "if it doesn't sell by Labor Day, we can make a better deal".  Maybe?  Home sales were good this summer and most of the great deals have gone.  There are still a few deals to be had by buyers, but waiting may not be a good strategy.  A better strategy may be to make an offer that will work for you and see if it will work for the buyer.  Entering a negotiation may lead you to a deal before summer is over.  Would that be a better option for you?
